The real estate buyer wrote that he had been involved in the real estate market for eleven years and began to publicly present himself under his own name at the end of 2022. In mid-2023, he stated that he started to point out that property prices had already fallen sufficiently, and his team began to buy. A year later, he claimed it turned out that they were buying almost at the bottom of the market. He noted that since the end of 2023, they had been making one acquisition after another and at the same time helped nearly 70 families acquire their own housing. By the end of 2024, he said he started to limit investment purchases because prices were distancing from economic reality and purchasing power. In 2025, he described the market as less rational and began to publicly recommend selling some properties. By the end of the year, according to him, they sold more than they bought, and properties that no longer made sense in terms of returns and costs were mostly sold at peak market prices. The real estate buyer stated that some clients had approved mortgages with a rate around 4.4% and at least a two-year term for drawing. He also wrote that the number of apartments on the public market increased by 35% and mortgage rates reached 5.4%. He added that his experience led him to encourage people to rely on their own judgment when making decisions, but to be prepared to bear the consequences of any mistake. #nemovitosti #investice #realitnítrh (translated)

Reports from První Nohy indicated that Klára Sovová worked as a clerk for the National Property Fund, which was dissolved in 2006. Agricultural and forest lands managed by it, according to the author, were transferred to the Land Fund, which was supposed to sell a 1,000 m² garden in Bubenč, Prague, to Sovová in 2010 for 290,000 CZK, i.e. 290 CZK per m². The author compared the price with the then average in the area, which he quoted as 20,000 to 40,000 CZK per m², and added that Sovová later built something on the land. #štěstí #nemovitosti #Bubenč (translated)

Pavel Fohler stated that the Czech Television repeatedly sent him demands for payment of the television fee to his data box. He wrote that he has been living abroad for more than 20 years and does not have a household in the Czech Republic. According to him, the television informed him after his explanation that he pays for electricity in the Czech Republic in their database, and asked him to provide proof of why he does not have to pay the fee. Fohler confirmed that he pays for electricity in the Czech Republic for one apartment and also for approximately ten other apartments, as he believes that in shared living arrangements, the contract is not transferred to each tenant. He added that he does not live in those properties, and described the actions of Czech Television as bordering on extortion. #ČeskáTelevize #TVpoplatek #vydírání (translated)

You may have heard of Klára Sovová in the past as the owner of Labská and Luční Boudy in the Krkonošsko region. An owner who sometimes completely disregards the fact that she bought properties right in a national park and isn’t exactly happy when someone interferes with how many cars are allowed to pass through the park or how carefully she should carry out construction work. However, you can also know her from the electoral billboards of the Motorists, where she announces her candidacy for the mayor of Prague next to Macinka, claiming that she has the courage to go against the grain. The story of Klára Sovová would be worth making a movie about how that twilight zone between privatization, business, offshores, and politics has worked in the Czech Republic since the revolution. Sovová was a part of all these areas in one person. But she is a person with enormous energy, so she managed to publish a porn magazine, occasionally throw some millions to a political party, and at the same time claim that entrepreneurs do not engage in altruistic activities. Kristina and I have been working on this story for the past few weeks and discussed it with many people who have known Sovová since her time at the National Property Fund. Interestingly, the vast majority of those approached did not want to speak. The best description of her and her surroundings is the sentence she replied with when asked how she came to the building of the Prague police headquarters, from which she received over 100 million crowns in rent from the police: "That is our secret, it’s not for the newspapers. I protect my know-how with that." However, I think we have managed to get at least a little glimpse into that know-how in the last few weeks, and now you can read about it. You'll find it in the next post.👇 #politika #privatizace #Česko (translated)
